By Using concat substring-after?

Hi All,

I need to get filename extension as 

        <fileloc path="Testing.htm"> 

> From the element which contains 
<file fileloc="Help/Topics/xml/Testing.xml"/>

By using below as xsl element: 

<xsl:value-of select="concat(substring-after(@fileloc,'/xml/'),'.htm')"/>

I am getting 

<fileloc path="Testing.xml.htm">


How to get rid of this problem?
